As a seller in Pennsylvania, you will need to complete a Seller's Disclosure form for the buyer if you are selling residential real estate. Attorney Roy can provide you with the form and assist you with it. You will need to enter into a written agreement of sale with the buyer. The agreement of sale is the "roadmap" for the entire transaction and thus is a very important document. It is advisable to have an attorney prepare it. It is recommended that you review the agreement of sale with your attorney before signing, regardless of who prepared the agreement. Additional services you may want an attorney to perform may include holding buyer's deposit in escrow pending closing, advising you as to issues concerning inspections and buyer's obligations while the sale is pending, conducting closing (serving as settlement agent) and attending closing with you.
